The Wuestion Shouldn't Be "What are you looking for?" BUT "Who are you looking for?"

The people in the home are more important than the home itself. When you are looking for a house there is more to the search than "I'm looking for a 5 bedroom house with 4 bathrooms." It needs to fit your lifestyle and it needs to offer space to meet everyones needs.

What specific things are you looking for? Does the house need to face toward the East? Do you need 2 bedrooms downstairs? Do you need a study in addition to the bedrooms? What about proximity to family? How far is the commute? How well do you know the area? Are you from out of town? Out of state? How long do you plan on living in your new home? What is your time frame? Who else is involved in the decision? Do you want a pool?

Hey Dallas! Want the suburbs without all the drama?

I love Dallas! The cosmopolitan feel. The Arts. The vibe. The excitement. But I also love the laid back feel of the big open Texas sky and not being able to watch my neighbors TV from my kitchen table. Yes...we are that close (in proximity).

It seems we may have also gotten a little too big for our britches and need a change of scenery. HELLO PROSPER! Prosper remains the small town with all of the things I love. Like GORGEOUS houses. Larger lots. Character. Back-in-the-day traditional values. Seriously. Kids actually attend Boy Scouts in Prosper.

Crime level is low low low...schools are great great great...and there are few places one can get into too much trouble (in this case...one being...any given teenager).

Heck, the Mayor is the guy next door! I'm starting to hear the theme to the Andy Griffith Show as I type.

Oh...they have places to go in Prosper. How about the high school football games? SONIC? Life has no meaning without Sonic! Its 45 minutes from DFW airport and 45 minutes from Love Field. Close enough for the commute but far enough for a life of weekends with the family.

I am completely blown away about the prospect of my son starting college next year. It makes me want to cry....but alas...I have to work to find alternatives and ways to make ends meet. I recognize I am not the only parent in the world with this worry.

Dallas Fort Worth Real Estate Market as Witnessed by an Active Agent

In light of recent events, many people are rolling with the volatility of the real estate market. This can be a crazy business! I can only speak for the market in which I operate...the Dallas Fort Worth real estate market.

Right now, we are being stymied by the record heat and draught conditions in our area, the downward spiral of the stock market causing panic for buyers and fear of a double dip in the recession.

Lets look at the positive shall we?

Texas is the most economically stable state in the union. Corporations from coast to coast are relocating to our great state.

We are seeing an influx of buyers from distressed states that see our real estate as a bargain compared to what they are used to seeing.

The banks are more stable than they were in 2008

The banks are LENDING MONEY to BUILDERS again

New construction is well on its way to rebounding

It seems our clients are more trusting of the real estate professional than in years past

In the Collin County area (Plano, Frisco, McKinney, Allen) the preowned home market is pretty balanced and only varies slightly from price point to price point

Our responsibility to the market is simple. Educate your clients, manage expectations, manage emotions and now-more-than-ever follow up with the lenders in the underwriting process. Be systematic in this and you will not only survive, you will succeed
